Having your documents ready speeds up the process and helps us provide the best options for your loan. Here’s what you’ll want to gather:


For All Borrowers

  • W-2s from the past 2 years
  • Pay stubs covering the last 30 days
  • Bank statements for the last 3 months (all pages)
  • Statements for retirement, investment, and savings accounts (quarterly or semi-annual)
  • Employment and residency history for the past 2 years
  • Copy of your executed purchase contract (when available)
  • Canceled earnest money check or bank statement showing payment
  • Government-issued photo ID
  • Documentation for any assets used for down payment or reserves


If applicable:

  • Commission/bonus income (tax returns required if more than 25% of income)
  • Refinances: Note, Deed of Trust, Settlement Statement, Survey, Insurance info
  • Recently paid-off mortgages: HUD-1 from closing


For Self-Employed Borrowers

  • 2 years of personal tax returns (all schedules)
  • Year-to-date profit & loss statement and balance sheet
  • Business tax returns (if you own 25% or more)
  • Copies of 1099s and/or W-2s
